Why meaningful property inspections require more than completing a checklist

Property inspections play an important role in protecting property assets, identifying emerging risks and creating an objective record of property condition.

But a meaningful inspection requires more than simply working through a checklist.

In this episode of Conversations With…, Kyejack founder Corina Bailey joins Wendy Thomson from the Australian Academy of Property to discuss property inspections, professional judgement and the role inspections play in managing risk across commercial property.

Drawing on more than 20 years of inspection experience, Corina discusses why inspectors need to understand not only what they are looking for, but why they are looking for it.

Moving beyond the checklist

A checklist provides structure and consistency, but it cannot replace professional observation.

Effective inspection practice requires an inspector to observe the property objectively, recognise changes or conditions that may warrant attention, document those observations clearly and understand when something should be escalated for further assessment.

Importantly, this does not mean diagnosing building, engineering, fire, electrical or other specialist matters outside the inspector's expertise.

It means developing the knowledge and professional judgement to recognise, observe, document and escalate.

Technology should enhance – not replace – professional judgement

Technology is transforming the way property inspections are undertaken and reported.

Used well, it can improve consistency, streamline reporting, strengthen evidence trails and help property professionals make better use of inspection data.

But technology alone cannot replace professional observation.

The value of an inspection still depends heavily on the capability of the person undertaking it – their knowledge, curiosity, attention to detail and ability to recognise when something doesn't look right or when something expected may be missing.

Better inspections create better decisions

A property inspection report can become part of a much larger history of an asset.

Inspection observations may influence maintenance decisions, specialist investigations, risk management, budgeting and future property decisions.

That is why the quality of the underlying inspection matters.

Better inspections create better decisions.
